Neighborhoods
Detailed guides to the neighborhoods I actually list, show, and live near — from Bexar County suburbs to the Hill Country. Pick a community below and I'll walk you through the market, schools, HOAs, and the local trade-offs personally.
Every guide below covers the six things that actually determine whether you'll love where you live: schools (district plus specific campus attendance zones), HOA reality (what's enforced versus what's on paper), price bands and inventory trends from Central Texas MLS data, floodplain and drainage, commute math to major employment centers, and the micro-market trade-offs that only show up after you've walked the streets. I list, show, and live near these communities — this isn't scraped copy.
Alamo Ranch (Northside ISD, 78253), Stone Oak, The Dominion, Shavano Park, Terrell Hills (Alamo Heights ISD), and Helotes. Metro pricing, suburban school district competition, HOA-heavy master-planned communities.
Boerne (Boerne ISD, 78006/78015) plus Cordillera Ranch on the Guadalupe. Small-town Hill Country pricing pressure, guard-gated luxury, well and septic considerations start becoming real.
Bulverde (Comal ISD), acreage pockets, transitional zoning. Property tax rates run lower than Bexar; commute back into San Antonio is 25 to 40 minutes depending on the corridor.
Schertz (Schertz-Cibolo-Universal City ISD, SCUC), northeast metro, strong military/JBSA-Randolph employment base, newer construction inventory.
Bandera (Bandera ISD), Flying L, Medina River corridor, Lakehills, Pipe Creek. Ranchette territory, 45 to 55 minutes west on Highway 16. Different world from metro SA.
Kerrville (Kerrville ISD, 78028), Comanche Trace, Riverhill, Ingram, Hunt. Retirement corridor around Peterson Regional Medical Center, Guadalupe River lifestyle, strong 2026 appreciation.
I work all of Bexar, Comal, Kendall, Bandera, and Kerr Counties. If you're eyeing Fair Oaks Ranch, Canyon Lake, Fredericksburg, or a downtown pocket I haven't listed here yet — let's talk.
